As part of the Coal Authority’s annual review, their pricing will be changing from 1 April 2020.

From 1st April 2020, SafeMove will be replacing its current Commercial Standard and Commercial Plus drainage and water search reports with a singular product that will cover the full range of commercial properties. The new report aims to simplify the options available when it comes to choosing the correct search report.

Priced at a fixed rate of £210 + vat (£252 incl vat) for properties and development land within the Yorkshire Water region, SafeMove’s new commercial drainage and water search report will include:

• An unlimited number of billing accounts
• Unrestricted land size
• £10M indemnity insurance
• Wayleaves report information

From the 16th of March, the content of the Groundsure interpretive Mine Entry Report will be fully incorporated into the Groundsure CON29M Official Coal Mining Search (both the Residential and Commercial versions) for no extra charge, as standard.
Previously, where mine entries were identified the CON29M would recommend they be investigated further through an additional interpretive report. From the 16th of March the valuable additional content and risk assessment provided in that follow-up search will be embedded into the standard CON29M.
The Groundsure CON29M Official Coal Mining Search will offer a clear, upfront statement on the risk presented by mine entries from experts Mining Searches UK and crucially without the need for a follow-up search.

Key benefits of this update

• No need to delay the transaction for a follow-up report
• A calculated zone of influence (ZOI) for each mine entry (the physical extent to which they could pose a risk) included as standard
• This ZOI data is built into the report intelligence, risk calculation intelligence and recommendations of the report
• The assessment goes above and beyond official Law Society CON29M guidance and will flag a risk whenever a mine entry ZOI encroaches on a property – even when there is no mine entry within 20m
• Helpful next steps included for all potential mine entry scenarios

From the 17th of April, Landmark will be making changes to their commercial product line up. These changes mean a number of products will be decommissioned and other will increase in price.

Product Decommissions

RiskView Commercial and Sitecheck Flood will no longer be available after 17th April. Customers using RiskView Commercial should order Argyll’s SiteSolutions Combined product and customers using Sitecheck Flood, should order Argyll’s FloodSolutions Commercial product. Each FloodSolutions Commercial and SiteSolutions Combined report includes an opinion and interpretation of flood data from an experienced IEMA-accredited consultant.
